Common Property, Parking & By-Laws

Your common property is shared by all residents, so the basic principle is simple: please use it considerately and don’t prevent others from enjoying or accessing it.

A few key points from the building’s registered by-laws:

• Keep common areas clear. Common property must not be obstructed in a way that prevents its lawful use by others, except temporarily and on a non-recurring basis.
• Parking on common property requires approval. Vehicles must not be parked or left on common property unless the Owners Corporation has given prior written approval or authorised signage permits it.
• Look after gardens and landscaping. Please don’t damage lawns, gardens, trees or plants, or make alterations to the common property, without prior written approval.
• Keep noise reasonable. Noise from your apartment or from common areas must not interfere with other residents’ peaceful enjoyment of their homes or common property.
• Be considerate of neighbours. Residents are also responsible for taking reasonable steps to ensure their guests behave appropriately and don’t interfere with other people’s enjoyment of the property.
• Pets need approval and supervision. Animals may be kept with the written approval of the Owners Corporation. When on common property, pets must be supervised and any mess must be cleaned up.
• No smoking on common property. Smoking tobacco or any other substance is not permitted on common property. Smoke from within a lot must also not drift into another lot or common property.
• Children should be supervised in potentially hazardous areas. Children should not be left unsupervised in car park or other areas that may present a danger.
• Dispose of rubbish properly. Rubbish or unwanted items should not be left on common property. Please follow the Owners Corporation’s directions and council requirements for waste and recycling.
• Don’t interfere with fire safety. Nothing should be done in a lot or on common property that could interfere with fire-safety equipment or reduce the building’s level of fire safety.

Some parts of common property may also be subject to exclusive-use rights or special by-laws relating to particular lots. These areas may not necessarily be available for general resident use.
